Furnace Installation Fire Hazard

Furnace installation safety codes exist for a reason — and when they’re ignored, the results can be dangerous. The furnace and water heater in the photo above were sitting directly on the garage floor, a code violation and a genuine fire hazard. On the surface it might not look like a big deal. But understanding why that installation code exists makes it clear this isn’t just a technicality.

The 18-Inch Rule and Why It Exists

California code requires all gas appliances in a garage to have their pilot lights and ignition sources elevated at least 18 inches off the floor. This rule exists for a straightforward reason.

Garages accumulate flammable vapors. A car leaking fuel, a tipped container of gasoline, paint thinner, or any other flammable liquid — all produce vapors that are heavier than air and settle near the floor. If those vapors reach a pilot light, burner, or ignition source, the result can be catastrophic. By elevating the appliance 18 inches, the code ensures the ignition source sits above the zone where flammable gases typically concentrate.

What We Found

This was a job we were called in to evaluate. The furnace and water heater had been installed at floor level — either by an unlicensed contractor or someone unaware of the code requirement. The home had a functioning garage, a family, vehicles coming and going daily. All the conditions for a serious incident were present.

Beyond the elevation issue, we also found that the ductwork in the attic needed full replacement. Improperly installed or deteriorating ductwork reduces efficiency and creates air quality and safety problems throughout the home.

What We Did

We built a proper raised platform and reinstalled a 92% AFUE Ruud furnace at code-compliant height. We replaced all the attic ducting, sealed the entire system, and ensured everything met current California standards. The hot water heater was properly elevated as well. The result is a system that’s safe, efficient, fully permitted, and inspected.

Other Common Furnace Installation Mistakes

The elevation issue is just one of several installation errors we encounter regularly:

  • Improper venting — Flue pipes that don’t terminate outside, or that terminate too close to windows and fresh air intakes
  • Undersized gas lines — A furnace starved for gas runs poorly and can create combustion problems
  • Wrong furnace size — Both oversized and undersized systems cause problems; proper load calculation is essential before any installation
  • Leaky duct connections — Gaps and poor seals allow conditioned air to escape into unconditioned spaces, wasting energy and reducing comfort
  • Missing or incorrect permits — Any HVAC work in California requires a permit; unpermitted work means uninspected work, and that becomes your problem at resale
