HVAC Safety: The Hazards Most Homeowners Never Think About

Furnace safety — and HVAC safety more broadly — rarely enters the conversation until something goes wrong. Most homeowners think about their heating and cooling system in terms of comfort — is it keeping the house warm, is the AC working when summer hits? Safety rarely enters the conversation until something goes wrong. These are the hazards we encounter most often.

Improper Flue Venting

Furnace exhaust gases — including carbon monoxide — must be properly vented to the outside. When flue pipes are incorrectly installed, disconnected, or blocked, those gases have nowhere to go. They can accumulate in attic spaces (where they create fire hazards from direct heat contact with framing) or migrate into living spaces where they become a CO poisoning risk.

We found exactly this situation in a Petaluma home where the installer had simply left the end of the flue pipe open inside the attic. Carbon Monoxide: The Invisible Threat

Carbon monoxide is odorless, colorless, and lethal at sufficient concentrations. It’s produced whenever fossil fuels burn — your gas furnace, water heater, oven, fireplace, and attached garage all represent potential CO sources. The most common HVAC-related sources include cracked heat exchangers, blocked or disconnected flue pipes, and backdrafting (where negative pressure pulls exhaust gases back into the home instead of exhausting them properly).

Every home with a gas appliance or attached garage should have carbon monoxide detectors. They’re inexpensive, and they save lives. California law requires them in all single-family homes built since 2011 — but that doesn’t mean older homes are protected.

Cracked Heat Exchangers

The heat exchanger is the component inside your furnace that keeps combustion gases separated from the air that’s distributed through your home. When it cracks — which can happen due to age, thermal stress, or overheating from restricted airflow — those combustion gases mix with the air your family breathes.

Cracked heat exchangers are sometimes hard to detect without professional equipment, and they’re unfortunately the subject of a common scam (technicians claiming cracks that don’t exist). If you’re told you have a cracked heat exchanger, ask to see it yourself before authorizing any work.

Gas Appliances at Floor Level in Garages

California code requires gas appliances in garages to have their ignition sources elevated at least 18 inches off the floor. This protects against flammable vapors from vehicles or stored liquids, which settle low to the ground. Appliances installed at floor level by previous owners or unlicensed contractors are a code violation and a genuine fire hazard. We’ve seen it more than once.

Clogged Dryer Vents

Dryer vent fires are one of the most preventable household fire hazards — and one of the most overlooked. Lint accumulates in the ductwork over time, and a clogged vent creates heat buildup that can ignite. Gas dryers with blocked vents can also push carbon monoxide into the home. The Value of Annual Inspections

Most HVAC safety hazards produce no obvious symptoms until they’ve caused real damage or put someone at risk. Improper venting, developing heat exchanger cracks, refrigerant leaks — these don’t announce themselves with loud noises or obvious failures. They require a trained technician with the right equipment to find.
